Scope of Work (Exterior Painting)

Pretreatment - All moss, mold and mildew will be treated with a jomax and bleach solution to remove it now and help prevent future growth.

Pressure Washing - All areas to be painted will be pressure washed with a pressure of at least 2500 PSI to remove mold, mildew, chalking and loose or peeling paint.

Paint Removal - Wire brush and/or scrapers will be used where necessary to remove excessive loose or peeling paint.

Caulking - All big cracks in siding, trim boards or where existing caulk has cracked will be recaulked with a 25 year latex caulk. (not to include expansion joints or normal nail holes)

Spackle or Fillers - Areas that can be filled include: peeled paint or scraped areas, large holes or indents and to level different thinkness in siding boards. (not to include natural expansion joints)

Priming - All new or bare wood, glossy surfaces, peeling areas and any area that needs to be sealed in to insure proper adhesion of finish coat can be primed. Different primers will be used to fit the circumstances.

Sanding - This can be done for two main rasons, 1, to sand down the edges of the peeling paint to insure there are no more edges sticking out for good adhesion (this does not mean they are sanded out completely smooth) or 2, to sand down something just to make it look better, in most cases it is from several layers of paint scraped off or just rough wood, in either case we would fill it with spackle and then sand the spackle smooth.

Mask & Cover - Masking paper, tape, plastic and tarps will be used to protect and cover anything not be painted.

IF ANY OF THESE STEPS ARE NOT NECESSARY FOR YOUR HOME, BUT YOU STILL WANT THE REST OF THEM AND THE WARRANTY TO MATCH A CERTAIN LEVEL THAN WE CAN SUBSTITUTE SOME OF THE TIME FOR AN EXTRA AMOUNT OF PRESSURE WASHING.

 

Interior Preperation

We have provided you with the following information explaining how each job is prepared ensuring our customers the quality they deserve. Some surfaces require more preparation and will be specified in your bid. Damage to walls that goes undetected at time of first walk through and is not mentioned in your bid will incur a time and materials rate of $40.00/HR and should be repaired prior to finish coat being applied. If Owners authorize the work this charge will be added to final invoice.

  • All larger dings and dents ( the size of a quarter or smaller) in drywall will be filled in with spackle and allowed to dry. Any excess or uneven spackle will be sanded or scraped off. If the spackled area is large enough a texture will be applied over it to cover and match existing texture on wall (if any).

  • All smaller cracks caused from normal wear and tear, plus all nail holes will be caulked with a siliconized acrylic latex caulk to cover holes and have flexibility to move instead of cracking again.

  • All larger holes and cracks that will have to be patched and/or taped to be repaired properly will be an additional charge.

  • Any woodwork to be primed & painted, will have all nail holes spackled & any cracks caulked after the primer coat is applied & before finish coat is applied.

  • All surrounding areas not to be painted will be masked, taped, and covered with plastic or tarps and in cases where not necessary a wet rag will be used to clean drops and splatters up immediately before it has time to dry. Some areas can be damaged if masking tape is applied and then removed when job is complete.

ONLY THE HIGHEST QUALITY OF PAINTS WILL BE USED, TO INSURE GOOD COVERAGE AND INSURE YOU WITH A LASTING JOB. IF YOU PURCHASE THE PAINT WE ARE NOT RESPONSIBLE FOR ITS PERFORMANCE & WE WILL CHARGE FOR EXTRA COATS IF NEEDED.

OWNERS ARE RESPONSIBLE FOR REMOVING ALL SMALL BREAKABLE ITEMS FROM WALLS AND ROOMS TO BE PAINTED PRIOR TO OUR ARRIVAL. WE WILL MOVE AND COVER TO PROTECT ALL LARGE FURNITURE AS NEEDED TO COMPLETE OUR TASK.
